Mortgages built for you
Different situations call for different loans. We work with you to find the right fit for your timeline, budget, and goals. Here are the programs we specialize in.
-
30-Year Fixed Rate
Predictable payments that never change. The most common choice for borrowers who value stability and plan to stay in their home long-term.
-
15-Year Fixed Rate
Build equity faster with a shorter loan term. Higher monthly payments, but you own your home free and clear in half the time.
-
Adjustable Rate Mortgage
Start with a lower initial rate that adjusts over time. Good for borrowers planning to move or refinance before rates reset.
Understanding your mortgage
What affects your rate
Your mortgage rate depends on several factors. Your credit score, down payment size, loan term, and current market conditions all play a role. We'll review each one with you so you understand what you're seeing. Our loan officer will walk through the numbers clearly and answer every question.
From start to finish
You'll begin with a conversation about your goals and timeline. We'll collect your financial information, order an appraisal, and verify employment. Throughout this process, your assigned loan officer stays in touch, explains what's happening, and handles the details. Once approved, we schedule your closing and make sure everything is in order. The whole journey happens with one person guiding you.
What to expect
Closing is when you sign the final documents and receive the keys. We'll prepare all papers in advance so there are no surprises. Your loan officer will review everything with you before you arrive. We'll meet at your title company or attorney's office, you'll sign the documents, funds will be transferred, and the house is yours. We'll be there from start to finish.
Estimate your monthly payment
Use this calculator to explore what different loan amounts and terms might look like. This is a starting point. Your actual payment will depend on your specific situation, which we'll discuss when you call.
Calculator results are estimates provided for illustrative purposes only and may not reflect actual loan terms. This is not a commitment to lend, a preapproval, or an offer of credit. Actual rates, payments, and costs depend on credit approval, satisfactory appraisal, and underwriting guidelines. Consult a licensed loan officer for details.
Questions about mortgages
These are the questions we hear most often. If yours isn't answered here, reach out. Your loan officer is ready to talk.
What does it mean to get preapproved
Preapproval means we've reviewed your financial situation and determined the loan amount you likely qualify for. It's not a commitment, but it gives you and sellers confidence that you're a serious buyer. To start, we'll ask about your income, debts, and savings. Then you'll know your range before you start house hunting.
What's included in my monthly payment
Your payment covers principal, interest, taxes, insurance, and sometimes mortgage insurance or homeowners association fees. Your loan officer will break down exactly what you're paying each month and why. We want you to know where every dollar goes.
Can I pay off my mortgage early
Yes. You can make extra payments toward principal anytime. Some borrowers pay biweekly instead of monthly to pay down faster. Others make one lump sum payment each year. Talk to your loan officer about the best strategy for your goals and situation.
